It's been a long time since Chattanooga had a white Christmas. It was 1969. But it has been a beautiful sight today, and not too much trouble. Unless it caused you to change your Christmas Travel plans. Or your family couldn't get to you.

IT'S BEGINNING TO LOOK A LOT LIKE CHRISTMAS !
Thanks to all of you that helped decorate our sign, fence, and postal unit.
I hope all of our members and residents have a happy and safe holiday season. Just remember all decorations should be representative of the season and be in good taste. The Association has adopted rules that cover all seasonal decorations, not just Christmas. Please insure that you follow the rules and have a safe and joyous holiday season.
I have reprinted the rules below.
Seasonal Decorations:
Seasonal decorations (lights, yard art, etc.) such as Halloween, Thanksgiving, Christmas, Easter, etc. shall not be installed more than 30 days prior to the event and shall be removed within 14 days after the event. At no time can any decoration be mounted on the roof of a unit.
1. Seasonal decorations (lights, yard art, etc.) shall not be installed more than 30 days prior to the event and shall be removed within 14 days after the event.
2. At no time can any decoration be mounted on the roof of a unit. This includes Santa Clause, reindeer, sleigh, etc. Seasonal decorations also should not be in the way of mowers or anyone maintaining common area.
3. Decorations may be placed in the mulch area or in the common area immediately in front of the unit. If placed in the common area, when removed, the area must be left in its original condition. No extension cords should be placed across the sidewalk or in the common area.
4. Residents are encouraged to add lights on the bushes in front of their homes. Lights may be all white or multicolored. White lights are preferred but multicolored lights are fine also. They may also be added to porches, front area, posts and around doors, but NOT on the roof. Also these must be attached with removable attachments. Nothing may be nailed or screwed to any part of the exterior.
5. No commercial type decorations such as inflatable Santas, snow globes, etc or large colored solid type figures will be allowed.
6. However, figures (such as reindeer, etc) made of wire and outlined in white lights will be acceptable.
7. Spotlights to accent decorations may be used provided they are white or clear (no colors)

Christmas Decorations Donations
The Board has been approached to place Christmas decorations at the entrance and on the front fence.
We even have volunteers willing to do it!
What we don't have is enough money or decorations to do it right.
So, how about donating some money for the cause?

What's On Your Front Porch?
Now that the days are somewhat cooler, I have resumed my daily walks in the Gardens. Not only is it good exercise, it lets me check the condition of our complex.
When I see common area problems I report them to Kathryn Shaffer ( kaherriott@yahoo.com ), head of our common area maintenance and landscaping committee. So should you.
However what I saw last week is not a common area problem - it's yours.
When is the last time you opened your front door and checked out how the front of your unit looks? I saw door hangers, campaign literature from the last primary, and PACKAGES LEFT OVER A WEEK.
I pulled down the door hangers and campaign literature, and put the old Yellow Book bags in the trash. I rang doorbells where there were packages on the front porch.
The hangers and "door stuffers " are a cosmetic problem that can lead to a bigger problems. It makes it look like you have left home for a while, inviting a thief to target your unit to break into. The same with newspapers piled up on the drive. If you are going to leave your unit for a few days, ask a neighbor to check your front door and porch for material left there. Of course, cancel your newspaper delivery while you are away.
I don't have a solution for the packages on the front porch. I think that most of us know when to expect a delivery for something we ordered. But sometimes it gets delivered to the wrong unit and they will put it on your porch. Also sometimes friends and family send us stuff we didn't expect.
So, OPEN your front door every few days and see what's there. It's cheaper than an alarm company!

WHEN IS MY HOA MONTHLY FEE DUE ????
Well, I'm glad you asked.
It's due on the first day of the month.
That means it has to be there on the first. Not mailed on the first.
Most of our members put the check in the mail to our P.O. Box in Charlotte about a week before the first. That usually gets it there on time. Even if you use your bank's bill paying service, allow a week. The bank doesn't work on weekends. And they send us a check too. So that takes a week.
Help us out. Send your payment on time. We've got bills to pay.

WHO ARE THE SPEEDERS???
At our Board meeting last Monday night the Board voted to install 20 MPH speed limit signs. This was in response to many calls and emails to the Board concerning speeders,
In fact Tuesday night a woman blasted by me at the post office boxes going at least 50 miles an hour.
I have also had several instances where distracted drivers ran me off the road. I make it a practice to always walk facing the traffic.
Fast driving and talking on cell phones are a dangerous combination. But I see it all the time. And we need to drive even slower in the alleyways. Dog walkers, kids,and just plain walkers are always in danger of being clipped.
PLEASE SLOW DOWN. We don't want to have to install speed bumps, but......

The Landscape - Common Area Committee
We have a new neighbor and new chair for the Landscape Committee - Mike Andrews- so please address any landscape/common area concerns to him in the future. I know a lot of you are comfortable with addressing Norm and/or Ursula with issues (and please feel free to copy us if you would like - that is not a problem) but let's give Mike a chance to do his job. Mike's e-mail address will be hoagardenscape@gmail.com and will be up and working starting 7/9.
Thompson Brothers has started trimming bushes this a.m. They have started with the postal unit. Please be sure and leave your gates unlocked this week so they can enter and trim in courtyard areas.
Emanuel and his brother are continuing to wash the gutters........ and are almost completely done with painting of shutters......
The exterminators, Enviroguard come to spray for pests the third (3rd) Friday of each month. This month they will be in the Gardens Friday, 7/16 so please leave your gates unlocked.
The next scheudled board meeting is Monday, 7/12 at 6:30pm at Elks Lodge on Graysville Road.
Also, we will be posting financials regarding The Gardens monthly at the postal unit so please look for that there also.

Our next Board meeting is going to be Monday June 14, at 6:30 P.M.
We meet at the Elks Lodge on Graysville Road, on the right just after you turn off East Brainerd Road.
You are invited to attend and if you wish, you may have three minutes at the start of the meeting to address the Board.
Since our General Meeting when committees were formed, vacancies have occurred. If you wish to serve on a committee or on the Board, make it known at the Board meeting. The head of each committee serves on the Board and represents the interests of the committee and our condo community to the Board.

Yes, We Are Painting !!!
You may have noticed we have started painting shutters. It's a big job but we are just about through. For those of you that have gable vents, they are next to paint.
Once we finish this, we will start cleaning off the face of the gutters, fascia, and soffits. Most of them look pretty bad. If yours don't look satisfactory after cleaning off the mold and dirt, we will consider repainting.
Recently, John Bukata had surgery and had to resign from the Board and as head of the Landscape and Maintenance Committee.
We were fortunate to have Brian Frye to step up and head this most important committee and also become a member of the Board. Welcome Brian.

Fences and Mulch
You may have guessed from the piles of mulch in the parking areas that we are mulching.
If you have a fence you may be missed.
While every effort is being made to get into every limited common area (your fenced in area), if there is no outside latch, it is locked, or an animal is inside, we can't mulch the area.
And, I can't tell you when we may be in your area. It depends on the weather and how fast the work goes.

What do garbage and mowing have in common?
They both happen on Thursday.
Help out the lawn folks. Put your garbage can and any other bags or boxes on the concrete apron of your driveway. If the mowers come before the garbage people, they have to stop the mower, get off, move the garbage out of the way, get back on, restart the mower, and continue cutting.
When a lot of you put your cans and bags on the lawn, it can really add up on the time it takes to cut our condo area.
And speaking of bags and boxes, many of you do not have garbage cans. While we do not have a rule that requires garbage cans, some days it looks like a third world country in some of the alleyways.
Have some pride people. Garbage cans don't cost that much. Invest in one if you haven’t yet.

If you want to get a message to us, change your mailing address, have an inquiry or suggestion, DO NOT MAIL IT TO THE LOCK BOX OR INCLUDE IT IN YOUR PAYMENT ENVELOPE.
All correspondence to the Association should be sent to 800 Callaway Court, Chattanooga, TN, 37421.
Also, DO NOT send your coupon and payment to the Association at 800 Callaway Court. It will be returned to you.
Your attention to this will speed up your payment posting and insure correspondence gets to the proper party.

The Checks In The Mail
What do you mean my payment was late!!!!
I mailed it before the 20th
You mail it on the 19th and expect it to be posted on the 20th ….. It can’t be done.
As you know by now, your payments are sent to a Lockbox. The bank only processes on bank business days. Add to this mailing time, and it can take at least a week after you drop your payment in the mail until it is posted to your account.
And guess what? Your payment isn’t due on the 20th, IT’S DUE ON THE FIRST. After the 20th a late fee of 10% is assessed.
We still have members mailing to 800 Callaway Court, and even some mailing to A.L. James. And they’re not even aware of it.
Why?
Not updating the mailing information at their bank or bill paying service. Also, please change the date your check is mailed so it will arrive on the 1st of the month. You’ll avoid the late charge, and that’s when it is really due!
If you get a late charge don’t just ignore it. When you get a late charge, it's a problem that needs looking into. Email me and let’s solve it.
We want to maintain our complex in a manner that all members will be proud of. That requires cash. On time.

Lock Your Car
Let’s talk security.
Do you leave your car in your driveway at night? If you do, there are a few simple things to make your car, and indeed the entire condo complex more secure. You see, thieves like to go to neighborhoods where there are easy pickings. And they keep coming back.
So what should you do?
1. Lock your car. Seems obvious, but you would be amazed at how many are left unlocked.
2. Remove all articles of value from plain sight. Even if you lock your car and you leave a camera or cell phone in the seat you are a target. Guess what? Not only will you get your camera stolen, but you will also have to pay to replace a broken window.
3. If you have a radar detector remove the mounting bracket from the windshield. You don’t have to be a genius to figure out if there is a bracket there is either a GPS or radar detector somewhere in the car.
4. Don’t move things to the trunk. Take them inside. Remember that trunk release you have? Most thieves do.
5. If you are going to park in your driveway long term, consider installing a motion detector light fixture over your garage. While most thieves will realize this is what it is, most will just move on. Why take the chance.
These steps won’t guarantee you will be safe from a break in, but it will go along way to securing our complex.
If you see suspicious cars or persons in the complex call the Chattanooga police non-emergency number 423 698-2525.
If you see someone breaking in a car or a house, do not approach them, call 911.

Annual Meeting
The Gardens at Heritage Green Condominium Association Incorporated held it’s Annual Meeting on Tuesday February 2nd at 6:30 P.M.
The purpose of the meeting was to elect officers who were elected by the Board after last year’s Annual meeting as well as committee members for the four standing committees. The committee members then elected a chairman, who by virtue of office, became a member of the Board.
The results of the elections are below. Following the election and close of the Annual Meeting, a question and answer session was held.
