    You have recently received a new coupon payment book for your 2010 association dues.   The association will now be processing all payments through the First Citizens Bank lockbox.  As such, please do not mail your dues payments to the association.  In the back of the coupon book is a set of labels with the proper address for payments, which is:

Under Construction

Yes, we’re under construction. We are running electricity to our new entrance sign. This will allow us to illuminate the sign at night. Also, at some later date we may be able to build light standards for the front half courtyard with electricity finally being available.

The EPB is installing a lamppost at the entrance on the side of the road opposite the sign. These improvements will not only make our entrance more aesthetically pleasing, but will make it safer at night.

Here's a Recycling Idea

Did you know you could recycle and help the association at the same time?

If you’re a walker, especially a dog walker, you’ve probably noticed the doggy bag stations around the property. We need your help in keeping them full of bags. Just take the shopping bags from the grocery store, Wal-Mart, or any other retailer and place them at a station near you.

You’ll be recycling and helping dog owners pick up after their pets. It will also save the association from having to purchasing doggy bags.

Recycling and saving money. Could it get any better?

How About That New Sign





The Architectural Committee has been very hard at work this past year and the new front entry sign is now in place.

Work will start to run electricity to the area around the sign so it can be lit. We thank all those involved for their constant efforts with this ongoing project.


Also, have you noticed the Electric Power Board has installed an overhead street light at the intersection of Callaway Court and Davidson Road.


In the next few weeks we will be installing a Post Light, like the ones at the entrance to the drives, on the other side of the road from the sign. This will make our community much more attractive and certainly safer to enter and exit at night.

Let's Talk About Parking

The second biggest complaint your Board gets is about parking.

I know some of you have your garage full of "stuff", and their is no room for a car inside. So for convenience sake, if you have two cars, you may park one in the visitors parking spaces.

Now that the holidays are approaching we need to free up the visitor parking for, you guessed it, visitors.

Again, the rules, by-laws, and master deed, reserve visitor parking for visitors. You are required to park your vehicles in your drive or in your garage.

Be a good neighbor, free up the parking spaces for what they were intended.

Another problem is parking personal commercial work vehicles on The Gardens property. If you have one it must be parked inside your garage. Not in your drive or in visitor parking.

Only commercial vehicles working on a unit are allowed, and not overnight.

If you have a work truck, van, or trailer, and cannot park it in your garage, please make arrangements to park it elsewhere.

Your Dog Did What ??????

The number one complaint the Board receives is about dogs. Our rules, as well as common courtesy dictates,

YOU MUST HAVE YOUR PETS ON A LEASH AT ALL TIMES AND CLEAN UP AFTER THEM.

The association has provided doggie bag stations ( not the restaurant type) at convenient locations about the grounds. Please use them.

Our rules as well as city ordinance requires you to keep your pets on a leash at all times. We have had a number of complaints of resident encounters with dog owners who have not properly controlled their pets, even when on a leash. Aggressive behavior, barking and snarling are not condoned. "He won't bite just doesn't get it."

Be a good neighbor, follow the rules.

We need a new Board Member!!!

Chris Stalans has served as our Treasurer since the Association was formed. The Board appreciates all his hard work, and regretfully accepted his resignation today. As a busy professional with a major accounting firm, his workload has reached a point where he feels he can no longer effectively serve.

If you can help us out, WE NEED YOU. We are switching to new systems the first of the year.

Do you need to talk to us ???

Keep those cards and letters coming!

After we sent out the invoices for the 4th quarter Association fees, I got emails from members wanting to know what to do if their finances were "skinny".

Well the first thing to do is send in at least one month’s payment. If you are past due more than one month, we need to talk.

If we don't hear from you, we will have to assume you do not want to pay the current amount, much less the past due amounts. As the newsletter stated, accounts that are past due 90 days will be turned over to our attorney.

THE ONLY WAY TO STOP THAT, SHORT OF PAYING UP, IS TO COMMUNICATE.

IT'S THAT TIME AGAIN!!!

Yes it's time to trim bushes and trim your wallet.

Thompson Brothers Landscaping is on the grounds doing the fall trimming.

And, we are sending out invoices for your 4th quarter homeowners association dues.

Each Quarter we bill for the next three months HOA dues. Some of you pay the quarter in advance, $390.00. The Board appreciates that. It really cuts down on bookkeeping time. It's O.K. to pay monthly. However, remember that your bill is due on the first of the Month. You will not get another notification, only the quarterly statement.

Reminder: per the Master Deed and By-Laws Article 10 (10.1), your HOA dues are due on the first of each month, even though we only bill quarterly. If you pay $130/monthly, it must be received by the 20th of that month. Payments received after this will be charged a late fee of 10% per annum. All HOA dues past due 90 days or more will be turned over to the association’s attorney for collection.

Remember, it takes timely collection of your dues to allow the association to pay your bills.

We almost had a flood!

I didn't get around to all of our community during the recent rain storms.

I did manage to snap a few photos of our main storm water detention pond (next to my condo).

It made up my mind to renew my flood insurance. It also showed the structure was engineered correctly to slow down the run off, but not cause flooding because of its design

I don't think flooding is a consideration for most of the units here. However if we had seen continued rain, perhaps some of the units next to the detention pond would have been in danger of some flooding.

New Board Elected

With the recent resignation of Board members Vic Zodda (President), Ken Burnette (Vice President) and Nancy Bennett (chair, Architectural Committee), the Board elected new Board members to serve until the next Annual Members Meeting.

We thank the former Board Members for their dedicated service in setting up the Association.

The new Board now consists of:

JoAnne Maudru – Chair – Finance Committee
Jack Wallace – Chair – Architectural Committee
Ron Minton – Chair – Landscape Committee


The Architectural Committee has developed an entrance sign and it has been approved by the Board. The new sign will have a base of mountain stone and will be lit. It will replace the Developer Sign on the right side of the entrance. Below is a representation of the sign.
